Indiana State Tax Exemptions

You must own the home or record the mortgage by March 1st and file by May 10th of the year you are eligible to receive these exemptions.

You must be a resident of the State of Indiana for all exemptions.

If you refinance or change your deed you will need to refile your exemptions.

Mobile homes are also eligible for these exemptions for up to 1/2 off the assessed value of the mobile home. You must own the mobile home by January 1st and file by March 31st of the current year.

*HOMESTEAD EXEMPTION


You may be eligible for the homestead exemption if you reside on your property and it is your primary residence. (You must own the property). In addition to the 35,000 off of your assessed value you will receive the homestead credit of 10%.

*MORTGAGE EXEMPTION


If you have a recorded mortgage you are eligible for the mortgage exemption. The mortgage must be worth at least 3,000 in order to receive full credit. This exemption is worth 3,000 off the assessed value. You are allowed only one mortgage exemption.

AGE EXEMPTION (OVER 65)


You must reside on the property for at least one year, adjusted gross income of all people on title must be under 25,000 (not including social security), and the assessed value of all properties owned can not exceed 144,000. If property is in a trust there must be proof of a life estate. It will either be stated on the actual deed or you can get a letter provided by your attorney. This exemption is worth 12,480 off the assessed value.

BLIND / DISABLED EXEMPTION


Applicant must be either blind or disabled and unable to engage in any substantial gainful activity. It must be the applicant's primary residence and the taxable income for the preceding calendar year must be under 17,000 (not including social security). Proof of disability is needed to file. Applicant must provide either a social security award letter or a letter from a physician licensed to practice in Indiana that the person is disabled. If property is in a trust there must be proof of a life estate. It will either be stated on the actual deed or you can get a letter provided by your attorney. This exemption is worth 12,480 off the assessed
value.

DISABLED VETERAN EXEMPTION


Applicant must have a service-connected disability. Applicant must have proof of disability to qualify for this exemption. If applicant does not own any real estate or a mobile home, this exemption will be applied toward excise. At age 62 applicant may receive an additional age exemption of 12,480 if the assessed value of all real estate owned does not exceed 113,000. Surviving spouse is also eligible. Please inquire at the Auditor's Office for further information.

EXPLANATION OF INDIANA REAL ESTATE TAXES

In the State of Indiana, real estate taxes are paid in arrears, and the taxes are due in two installments (half each, due May 10 and Nov. 10). This year’s payments are for last year’s assessed taxes. The owner of record as of March 1st of the current year will receive the tax bills due in the current year, regardless of who is to make the payment – based on the purchase agreement and/or prorations done at closing. Tax bills are mailed by the County Treasurer before May 10th for BOTH installments. No separate bill is sent for the November installment

Whatever exemptions were filed before May 10th of LAST YEAR will remain in effect on the tax bills due in the current year. For property transferred before March 1st, exemptions must be filed by May 10th of the same year, to apply to the taxes assessed this year, payable next year. For property transferred after March 1st, exemptions must be filed by May 10th next year and will affect the tax assessed next year, due and payable the following year. Filing for appropriate exemptions is the sole responsibility of the taxpayer.

It is the responsibility of the taxpayer (current property owner as of the DUE DATE of the tax installment) to pay the taxes when they become due, whether or not the tax bill was received. Sellers who receive tax bills payable by the purchaser should forward them to the purchaser. Purchasers who have not received tax bills at least two weeks prior to the next due date should contact the County Treasurer’s office to obtain a copy of the tax bill.
